The sector at a glance

Custom and semi-custom home building is the one-off end of residential construction: a house designed for a specific family on a specific lot, priced by estimate rather than by model, and delivered under a contract the client negotiates rather than signs off a rack. It is a different business from the production builder down the road — no model park, no standing inventory, no plan library carrying the margin. The builder sells a process (preconstruction budgeting, architect coordination, selections management, trade scheduling, warranty) and is paid a fee for running it, so trust and transparency, not price per square foot, are the actual product. Austin and the Texas Hill Country are the anchor market and among the hardest in the country to build in: limestone shelf and rock excavation, septic and well permitting outside the city, Edwards Aquifer and LCRA watershed rules, and inside the city an unusually dense stack of local regulation — impervious cover caps, heritage tree protection, Subchapter F 'McMansion' envelope limits, and a mandatory Austin Energy Green Building rating. Buyers are typically move-up and luxury owners, relocating executives, land owners building on family acreage, and architects' clients who arrive with drawings already in hand — all of them shopping for a builder they can live with for eighteen months, not for the cheapest bid.
